Seawood Builders’ executive leadership team jointly oversees the activities of our organization, and offer guidance in operations across the board.
Ed Masi is Seawood Builders’ president and CEO. He is regarded as an industry leader and innovator. Over the course of a career spanning four decades, Mr. Masi is credited with pioneering implementation of kaizen philosophy in the construction industry.
Under Ed’s leadership, Seawood Builders has successfully completed well over $1.5 billion in construction projects.
Kaizen is at the core of Seawood’s business philosophy, which Ed describes as the company’s pursuit of continuous improvement. One of the most notable kaizen principles is that big results come from many small changes accumulated over time. This is evident in Ed’s passion for building, which began in the 1970s restoring Victorian homes in San Francisco.
To this day, Mr. Masi credits the first five years of his career as a woodworker and carpenter with the foundation of his unique construction industry perspective. More than paperwork, charts, and endless documentation, Mr. Masi places the company’s emphasis on project scheduling and successful execution of all the trades, resulting in a superior quality and design product.
The crowning example of Kaizen at Seawood Builders remains the MBNA project in Boca Raton, Florida; a three-story, Class A office building with an attached six-story parking garage. The 334,000-sf project was completed in an unprecedented 146 calendar days. MBNA remains the kaizen/superintendent-centric gold standard model in the region.
Over the years, Ed has created a corporate environment of integrity, high moral standards, and transparency, which permeates all company levels. Under his leadership, Seawood Builders continues to build, grow, mentor, create, and motivate people to achieve their best.
Ed is the first three-time chairman for the Juvenile Diabetes Research Foundation (JDRF) and, to date, has raised millions for this and other charities.
Mrs. Masi is responsible for the company’s financial oversight, information technology, and business administration. Under her financial leadership, Seawood has implemented sophisticated management tools for controlling costs of all company-wide construction projects. Betty also oversees banking and bonding-company relationships. Her financial prowess is at the core of the company’s growth from $3 million to more than $120 million in gross receipts.
In addition to her financial responsibilities, Betty is constantly advancing the firm’s IT and business administration systems. Recently, her team successfully completed a large data and mail conversion to a new cloud platform, ensuring that Seawood remains on the leading edge of technology. Betty also is in charge of the software platforms that run estimating, bidding, and project management. Beyond her daily responsibilities, Mrs. Masi is involved in all projects at some level – from attending and conducting owner-architect-contractor (OAC) meetings to negotiating contracts and change-orders. Betty has developed a priority-management structure centered around empowering management personnel to be self-sufficient decision makers, rather than having to rely solely on the typical chain of command customary of large construction companies. These management values have proven to be infinitely successful in achieving the company’s goal of excellence.
Mrs. Masi has more than 30 years of senior management experience following a successful career with IBM and American Express, where she reported to Ken Chenault, currently the CEO and chairman at American Express.
Betty is passionate about serving our community. She is chairperson of the Deerfield Beach Chamber of Commerce’s Board of Directors, where she is working towards furthering the economic development of the city. Mrs. Masi also serves on the Economic Development Committee for the City of Deerfield Beach, as well as the Broward Metropolitan Planning Organization’s COAT (Community Oversight and Advisory Team) for the new highway connecting the Sawgrass Expressway to I-95 on SW 10th Street. Betty is committed to helping those who cannot speak up for themselves. She is an advocate for Tri-County Animal Rescue and previously served as president of the board of SOS Children’s Village in Coconut Creek, where she remains an ambassador for The Village.
Mr. McCarthy manages the development, operations and financial aspects of Seawood’s products and services. Under his leadership, the superintendent team has optimized the firm’s construction functions and sequences of work to achieve maximum performance from workforce and equipment, and to meet production/revenue projections within budget.
Tim is directly involved in analyzing general economic, business, and financial conditions and their impact on the organization’s policies and operations. He oversees and monitors the purchasing of raw materials, equipment, machinery and supplies within the company.
Tim leads the team responsible for the day-to-day operations of each project and for managing the flow of information between client, project team, and subcontractors. He empowers field personnel by giving superintendents the ability to be autonomous – a page taken from kaizen philosophy as practiced broadly throughout Seawood.
Mr. McCarthy joined Seawood Builders in 1996 as a superintendent and assistant project manager. With more than 30 years of experience, one of Tim’s proudest achievements is having coordinated several highly-technical hospital construction projects that required maintaining a fully operating facility during major renovations.
Jorge Serna is President overseeing the pre-construction and construction operations of the company. Mr. Serna brings more than three decades of leadership in construction management, field operations, and pre-construction. Working closely under CEO Ed Masi, Jorge is responsible for guiding Seawood’s strategic vision while ensuring the company’s tradition of excellence in delivering projects that exceed client expectations.
In his role, Jorge manages Seawood’s construction and project management teams, directing operations from pre-construction through completion. He works hand-in-hand with developers, design partners, and subcontractors to ensure projects are executed with precision, efficiency, and lasting value.
Before joining Seawood, Jorge served as Executive Vice President at Integra Solutions, where he oversaw complex residential, commercial, and mixed-use developments across South Florida and beyond. His portfolio includes luxury condominium towers, affordable housing communities, and large-scale office and hospitality projects, demonstrating a balance of technical expertise and business acumen. He previously held senior leadership roles at The Related Group and Turner Construction Company, managing multi-million-dollar developments from pre-construction through delivery, both domestically and internationally.
A graduate of Florida International University with a degree in Construction Management, Jorge is a Certified General Contractor and an active member of industry associations including CASF, BASF, AGC, and the Latin Builders Association. He is also an alumnus of Leadership Miami. Bilingual in English and Spanish, Jorge is committed to building strong relationships with clients, partners, and communities while driving Seawood’s continued commitment to kaizen, growth and innovation.
As General Counsel of Seawood Builders, Mr. Spruce reports directly to president and chief executive officer Edward Masi and is a member of the company’s Executive Committee. In his role as chief legal officer, he is responsible for overseeing Seawood’s legal affairs including litigation, contracts for both construction and real estate development projects, and corporate matters.
Prior to joining Seawood Builders, Mr. Spruce served as Senior Vice President at Meritas, an international portfolio company owned by Sterling Partners, a private equity firm founded in 1983 and based in Chicago. A member of the founding executive team of Meritas, Mr. Spruce’s primary focus was real estate development as part of Meritas’ global expansion.
Mr. Spruce has more than 25 years’ experience in real estate development, financial transactions, and operations, and has overseen approximately $1 billion in development projects and transactions. As a partner, he takes a lead role in all development projects, from contract negotiations and land acquisitions, to due diligence, entitlements, and project execution.
A member of the Florida Bar Association since 1991, Mr. Spruce received his Bachelor of Arts Degree from Curry College and his Juris Doctor degree from Western Michigan University Cooley Law School.
Eric Herlihy is Executive Vice-president of Preconstruction with Seawood Builders. Mr. Herlihy oversees the critical early stages of project development, ensuring that each initiative begins with a strong foundation. His role involves managing preconstruction activities such as cost estimation, value engineering, project planning, and risk assessment. Collaborating closely with clients, architects, and trade partners, Mr. Herlihy’s team ensures that designs are both practical and cost-effective, aligning with Seawood’s commitment to kaizen.
With more than 25 years of experience in the construction industry, Eric brings a wealth of knowledge and proven leadership to Seawood. His expertise spans a diverse range of projects, including multifamily high-rise developments, urban mid-rise complexes, industrial facilities, and office buildings. Mr. Herlihy’s exceptional ability to lead multidisciplinary teams, guide projects through design-development phases, and deliver results that consistently exceeded client expectations positions him as a key driver of success at the company, ensuring every project is executed with precision, efficiency, and excellence.
Prior to joining Seawood Builders, Mr. Herlihy served in a similar executive role where he negotiated and signed contracts exceeding $400 million annually. His leadership was instrumental in developing cost-effective strategies, maintaining comprehensive cost databases, and implementing innovative client relationship management systems. As a seasoned leader, Eric managed diverse teams, including estimators and business development professionals, ensuring alignment across all preconstruction activities.

Eric’s educational background includes a Bachelor of Science in Building Construction from the University of Florida, where he graduated with honors. He holds multiple professional certifications, including LEED® Accredited Professional and Certified General Contractor, reflecting his commitment to industry standards and sustainability.
Mr. Perez is a senior vice president of project management at Seawood Builders. He has 26 years of professional construction experience. Mr. Perez’s responsibilities include providing direction and strategy for the project management and preconstruction department and managing resource allocation (human, material, financial) on various projects. Other responsibilities include overseeing risk management, stakeholder communication, contract management, and market analysis.
Miguel also leads efforts to enhance processes, tools, and techniques while implementing best practices and methodologies to achieve operational excellence for project management and preconstruction divisions.
Mr. Perez’s career has come full circle. His first job in the industry was as junior estimator at Seawood Builders, starting in 1997. Within five years, he progressed to assistant project manager and preconstruction manager. To date, Miguel has directed a variety of complex projects exceeding $600 million.
He’s a proud husband and father of three.
Stephen Harden is Senior Vice-president of Operations with Seawood Builders. His responsibilities include planning, organizing, and staffing key field positions; overseeing Seawood Builders’ establishment of field project objectives, the company’s policies and procedures; maintaining the day-to-day company-wide client relationship with the owner representatives as well as A/E contacts to facilitate construction activities; and monitoring/controlling the construction process by overseeing the superintendent team.
Stephen monitors costs and labor projections for all company projects. He leads initial project plan development and oversees project status reviews. He also develops integrated work plans and quality assurance reviews to enforce quality control on self-performed and subcontract work.
Mr. Harden has more than 38 years of experience in the construction industry. His career spans all phases of the building process, including project management and supervision across many types of structures, including multi-family, education, automotive, marina, medical, and houses of worship.
Stephen regularly volunteers with his church and has traveled abroad to Guatemala several times to work and support an orphanage there.

Michael Levy is Vice-president of Project Management with Seawood Builders. With more than 20 years of construction experience, Mr. Levy leads the teams responsible for delivering complex projects on time, on budget, and to the highest kaizen standards. A longtime member of the Seawood family, Michael’s earlier leadership in preconstruction sharpened his expertise in project planning, cost analysis, and risk management—skills he now leverages to guide every phase of construction with precision and foresight.
Michael works closely with clients, subcontractors, and internal teams to maintain budget alignment, schedule integrity, and seamless execution from groundbreaking to completion. Known for his meticulous attention to detail and strategic approach, he fosters strong relationships with trade partners and continuously improves processes to enhance efficiency, accuracy, and client satisfaction. His commitment to excellence and collaborative leadership style continue to play a pivotal role in Seawood’s success as a trusted commercial contractor.
Michael is part of the team that created the community-based “Internship Program” – a community and corporate outreach program for young professionals seeking real-world work experience to prepare them for entering the South Florida construction industry marketplace. He is a Deerfield Beach native who feels strongly about giving back to the community. Along with his family, he volunteers with Feeding South Florida Food Bank and Habitat for Humanity.
Denise Nemet is Assistant Controller and Job Cost Accountant with Seawood Builders. With more than 30 years of experience, her responsibilities include overseeing all accounting operations at Seawood Builders. She is responsible for working with the Controller to maintain the company’s financial records and running comprehensive controls and budgets designed to mitigate risk, enhance accuracy of the company’s reported financial results, and ensure that reported results comply with accounting principles.
Ms. Nemet also oversees Seawood Builders’ compliance. She coordinates provisioning information to external auditors for the company’s annual audit; monitors debt levels and compliance with debt covenants; and ensures the company complies with local, state, and federal government reporting requirements and tax filings.
Denise supports the company executive team in establishing overall corporate objectives, networks with industry organizations, such as ABC, CASF, and AGC., and fosters Seawood Builders’ culture of continuous improvement and teamwork. She is the recipient of the company’s Kaizen Award for excelling at kaizen’s philosophies of “Good processes bring good results” and “Speak with data; manage by facts.”
Ms. Nemet enjoys taking advantage of Florida’s beautiful weather and often goes to the beach with her family.
Karen Vasquez is Seawood Builders’ Director of Risk Management & Permitting. Ms. Vasquez oversees all aspects of safety, health, and risk management for the company and its vertically integrated affiliates. She manages subcontractor and internal insurance programs, coordinates Wrap-Up (CCIP) enrollments, conducts SDI/Compass reviews, and ensures that all required reporting is accurate and timely.
Karen also leads the full range of permitting—specializing in building and vertical permits while bringing extensive experience with engineering, demolition, traffic, and state-level approvals, including the South Florida Water Management District and FDOT. Her responsibilities extend to companywide compliance and licensing, including oversight of Seawood’s qualifier, careful review of outbound contracts to confirm they are sent to and signed by the legally binding party, and thorough due diligence to keep Seawood in full compliance with city, county, and state regulations. She is currently working toward her OSHA 30 certification to further strengthen Seawood’s safety leadership.
Outside of work, Karen enjoys traveling and thrifting with her daughter Sara. She also finds creative fulfillment through hand embroidery, a quiet counterbalance to her fast-paced professional life.
As Director of Marketing and Communications at Seawood Builders, Alexandra Masi brings a dynamic blend of creative leadership, operational expertise, and strategic storytelling to elevate the company’s brand and client engagement. She is responsible for maintaining Seawood Builders’ high-profile status, deservedly earned over the past 35 years, while evolving its voice in a growing and ever-changing market.
Before joining Seawood, Alexandra co-founded and led Swng Productions, a creative agency serving high-profile clients, including Meta. There, she directed cross-functional teams, managed complex client budgets, and delivered digital campaigns across commercial, documentary, and branded content formats. Her entrepreneurial background and data-driven approach to media strategy ensure that Seawood’s communications are compelling and results-driven.
Alexandra holds dual degrees in Modern Dance and Religion from Texas Christian University and is a Fulbright-Nehru Research Scholar. She is also a certified coach and an active community leader, bringing a holistic and human-centered perspective to her work. Her creativity, diverse background, and commitment to a Kaizen approach to life and business make her a tremendous asset to Seawood, perfectly aligning with the company’s values of innovation, excellence, and continuous improvement.
